Our Principal, Greg Saia, has been busy working on building Colorado. Below is just a short list of communities he has help plan and design.

Situated adjacent to expansive open spaces and the picturesque Platte River trail system, this gated community offers a truly unique living experience, seamlessly blending natural beauty with modern convenience. Its prime location provides residents with direct access to outdoor recreation, scenic trails, and tranquil green spaces, making it an unparalleled destination for those seeking both luxury and a connection to nature.

The development of this community was a highly complex and multifaceted endeavor, requiring innovative problem-solving and careful coordination with various stakeholders. Among the challenges faced was the under grounding of a City owned irrigation ditch, a task requiring significant engineering expertise to preserve functionality while aligning with the development's aesthetic goals. The project also involved working through and implementing a Planned Unit Development (PUD) initially approved in the early 1980s, necessitating meticulous planning to ensure compliance with historical zoning frameworks while adapting to modern standards.

Another critical component was redesigning and aligning the outflow of McLellen Reservoir in collaboration with FEMA, including the construction of several bridge crossings to address flood management and infrastructure needs. Wetland mitigation efforts required extensive coordination with the Army Corps of Engineers (ACOE) to ensure environmental compliance and sustainability. The project also entailed relocating and installing several existing water and sanitary mains for multiple Special Districts, a highly technical process that demanded precision and collaboration across agencies.

Additionally, the community benefited from the expansion and redesign of US 85 (Santa Fe Drive) in partnership with CDOT, improving connectivity and accessibility while maintaining the area's integrity and functionality.

Greg Saia played an instrumental role in overcoming these challenges, applying his extensive expertise in land entitlement and development to navigate regulatory complexities, coordinate across agencies, and implement innovative solutions. His strategic leadership and unwavering dedication were pivotal in transforming this vision into a thriving, world-class community that seamlessly integrates modern living with the natural landscape.

As part of the prestigious Superior Town Center, the Toll Brothers Downtown Superior community offers an unparalleled living experience with a host of exceptional amenities. Residents enjoy stunning mountain views from rooftop decks, direct access to nature trails and parks, and the convenience of a thoughtfully designed urban environment. The development of this community was a complex and multifaceted undertaking, requiring extensive negotiations with the Town of Superior over several months. Key challenges included the undergrounding of two irrigation ditches, implementing effective sound mitigation measures to address noise from US 36, and realigning collector roads to address concerns from neighboring communities.

A centerpiece of the project was the design and construction of a world-class community park, creatively themed to reflect Superior's rich mining history. This innovative space not only enhances the community's appeal but also pays homage to the town's heritage. Greg Saia played an instrumental role in overcoming these challenges, leveraging his expertise to navigate regulatory complexities, address community concerns, and ensure the successful execution of this remarkable project. His strategic leadership and commitment to excellence were essential in bringing this vision to life.

The Ridge stands as a remarkable example of innovation and transformation, redeveloping the historic Jolly Rancher candy factory into a vibrant, mixed-use Transit-Oriented Development (TOD). This award-winning project has earned prestigious accolades, including the Gold Nugget Merit Award for Best Infill Site Plan Solution and the MAME Award for Best Architectural Urban Infill Design, showcasing its excellence in planning, design, and execution.

The redevelopment of this complex site presented significant challenges, including integrating modern infrastructure into a historically significant location, coordinating with multiple stakeholders, and addressing the demands of urban infill development. Greg Saia’s leadership was instrumental in navigating these complexities, demonstrating that even a large and multifaceted project could be completed on schedule without compromising quality.

Through strategic partnerships with the City of Wheat Ridge and the Urban Renewal Authority (URA), Greg ensured efficient coordination and collaboration, leading to substantial savings in both time and costs. This partnership streamlined offsite work, addressed key design implications, and facilitated constructive engagement with neighboring landowners, including the Denver RTD. These efforts not only strengthened relationships but also ensured the development aligned seamlessly with the broader goals of the community and regional transit infrastructure.

Greg’s ability to manage intricate negotiations, foster collaboration among diverse agencies, and deliver a project of this magnitude is a testament to his expertise and commitment to excellence. The Ridge now serves as a model for thoughtful urban redevelopment, blending history, community, and innovation into a landmark project that enriches the city’s landscape.
